Essentially there are two types of property managers. There are the traditional property managers that react to market dynamics and thus are able to assist their clients in keeping pace with market performance...

...and there is a breed of professional property managers who work to create the market dynamics and thus establish higher levels of performance in the market place that others must try to keep pace with. Many of Australia's higher profile managing agents have long operated in the traditional manner for their clients and today are struggling to make the transition to the new, proactive mindset.

Our mission at Metier is to be a proactive participant in creating the dynamics of the markets in which we operate, to seek out opportunities that provide incremental benefits to our clients and to employ leading edge systems and techniques that serve to maximise efficiency, productivity, performance, and cost effectiveness. Remark is approximately 250kms East of Adelaide, and is a major regional town, serving a very busy agricultural industry, together with a popular tourism market.

The shopping centre was completed in late 2007, and dominates the catchment area which extends to a 100km radius of Renmark.

Renmark Plaza Shopping Centre is the first “greenfield” development undertaken by Macquarie CountryWide.

As residents flock to move closer to some of Adelaide’s finest beaches, the sprawling population has lead to a number of residential developments. The demographics and expenditure capacity indicate a largely untapped retail catchment.

The Seaford Shopping Centre redevelopment is another Macquarie CountryWide Trust project. Doors to the redeveloped centre opened in late 2006, when the existing centre was fully refurbished.

Seaford’s total retail expenditure is estimated to be around $240 million, of which around $151.5 million is generated in the primary sector. By 2016, this is expected to increase to $340.5 million, which would represent average annual growth of around 3%. Currently half of this expenditure is leaving the area. Seaford Shopping Centre added around 11,760 sqm of retail space and captured approximately $45 million for a full year of trading in 2007/08.

Macquarie CountryWide’s redevelopment of Seaford Shopping Centre is set to transform this centre to create southern Adelaide’s ultimate retail experience.

Modern finishings and open floor plans have delivered a fresh and rejuvenated shopping encounter. Customers enjoy convenience and choice with two full line supermarkets, a discount department store and around 60 specialty retailers.

Armadale is located only 30kms from the Perth CBD and has been nominated as a strategic regional centre. It is planned to grow to become one of the main CBD’s in the Perth Metropolitan Area.

Construction works on the $80m redevelopment of Armadale Shopping City progressed rapidly, the current GLA of 21,310sqm was increased to approximately 31,000sqm. This development has a Super IGA and Coles supermarkets, K-mart and Target discount department stores, together with approximately 130 specialty shops.

Trott Park & Sheidow Park are connected via a brand new connector road which has been built by the state government and increased the accessibility of the centre to the growing housing population in these areas.

The original centre comprised a Foodland Supermarket, specialties and kiosks and all tenancies have been upgraded to insure the centre was completed with synergy. The completed centre includes a 3,500m² Woolworths tenancy, a new Big W discount department store, 30 specialty shops and a 250 seat food court.

The car parking was extended to include 960 car spaces with 310 in the undercover area with access to the centre through the conveniently located travelators.

Construction works on the AUD $50 million expansion and redevelopment are now completed, tripling the centre in size to approximately 70 specialty stores.

The centre has been well received by national and local retailers.

It allows for the Centre to be built in logical and progressive stages, destined to be second only to the Perth CBD in both size and variety.

Prior to Stage 3 being incorporated at the Centre, major tenants included Kmart, Coles, Woolworths, Grand Cinemas (Sixplex), Target, Target Home, five external fast food shops, restaurants, food court and approximately 100 specialty shops/kiosks and had a GLA of approximately 42,074m².

We have completed Stage 3 which involved adding an additional 29,054m2 of retail space and 1,436 car bays. The centre now has a GLA of 71,128m² with 4,027 car bays. Stage 3 anchor tenants include a Big W discount department store, IGA, supermarket, JB Hi Fi, Rebel Sport and speciality shops. Lakeside is the second largest shopping centre in WA.
